| obligations before you sign. Here are some important questions you might need to know the answers to before you sign a lease. Q: What length lease is available or required? A: All duplexes require a 12 month lease. Brighton Park has different lease options- 9, 10, or 12 month leases. Q: When is the apartment available? A: We will set up a move-in date with you when you complete your application. Our availability will depend on what day you need to move-in. Q: Are utilities included? A: Each property includes garbage, lawn care, pest control, and maintenance & repair. Cedar Village, and Cabin Lane Estates, also include water. Q: How much security deposit is required and is any withheld for cleaning charges when I move out? A: Each property has a different amount, either $300 or $500. You can check each property's web page for its deposit. There are no automatic deductions from your deposit. You are entitled to a full refund as long as there are no damages and all cleaning and lease responsibilities are fulfilled. Q: Will I be subject to a credit check? A: All applicants' credit will be checked through Equifax. Q: When is the rent due? A: Rent is due on the first of each month and late after the fifth. There is a $25 late fee after the fifth and another $25 fee after the tenth. Q: What form of payment is required? A: We accept check or money order. Q: Are there penalties if you terminate your lease before its expiration? A: Each property has a different lease, check with your property manager for breaking lease penalties. Q: Are there restrictions on pets? A: Lane Properties has a strict NO PET policy. If a pet is found you will lose your security deposit. Q: Will it be freshly painted before you move in? A: All our apartments are painted, cleaned, and carpets steamed clean before each tenant moves in. Q: Are there rules about painting, wallpapering, or hanging pictures? A: No painting or changing the wallpaper is allowed. Pictures may be hung. Q: Are there laundry facilities on the premises? A: All our properties have washer/dryer connections. |
